Who is KKTC Prefabrik?
KKTC Prefabrik is a construction company in North Cyprus that has been producing and installing prefab (steel-frame) houses, villas, tiny houses and container homes turnkey for 12 years, with around 63 completed projects. It is part of SoydinçGrup.
Where is your showroom?
Our showroom is in the Maraş / Karakeşliler area of Famagusta (Gazimağusa), North Cyprus. It is open Monday to Saturday, 09:00–18:00. Please call ahead on +90 533 880 80 51 to arrange a visit.
Which areas of North Cyprus do you serve?
We build across all of North Cyprus: Nicosia (Lefkoşa), Kyrenia (Girne), Famagusta (Gazimağusa), Güzelyurt, İskele and Lefke, including the surrounding villages.
Which languages do you speak?
We serve clients in English, Russian, Turkish, Arabic and Persian at native-speaker level.
Do you use subcontractors?
No. Welding, plasterboard, masonry, painting, plumbing, electrics, glazing and furniture are all done by our own teams, so you have a single point of contact.
Prices and Payment
How much does a prefab house cost in North Cyprus?
Standard prefab house models built with sandwich panels start from £10,500 for 21 m² (£500/m²). Villas are £600/m², composite tiny houses £650/m² (from £13,650) and capsule homes £700/m² (from £14,700). Upgrades change the price; you can calculate your configuration with our online price calculator.
Which currency are your prices in?
British pounds (£).
What is included in the price?
If the foundation slab is ready, everything up to key handover is included: production, delivery, assembly, electrical and plumbing installations and interior work.
What costs extra?
The foundation slab and the architectural project, if you need them, plus municipal permit fees and electricity and water connection fees.
How do payments work?
50% on signing the official contract, 30% when the foundation and exterior walls are completed and 20% on handover.
Can I pay in instalments?
Yes, credit card instalments are available.
Is there an official contract?
Yes. Every project has an official contract that fixes the scope, price, payment plan and timeline.
Foreign Buyers and Permits
Can foreigners build a house in North Cyprus?
Yes. If you own the land, the building permit process is the same as for local owners. Acquiring property as a foreign national in North Cyprus is a separate permission process; we recommend a local lawyer for that part.
Do I need a building permit for a prefab house?
Yes. A prefab house installed permanently on a concrete slab needs a municipal building permit and, after construction, a completion certificate.
Can you handle the permit process for me?
On request we prepare the project drawings and follow the municipal application. Project approval is a government process, so we cannot guarantee its duration.
Can I manage the project from abroad?
Yes. We keep you updated by phone and WhatsApp at every key stage, so you do not need to be on site during construction.
Can I rent out my prefab house?
A prefab house built with a permit and a completion certificate can be rented out or sold like any other home. Tiny houses are especially popular for holiday rentals.
Construction Process
How long does it take to build?
After the project is approved, we complete the house within a maximum of 30-45 working days. The exact time depends on size and whether the foundation slab is ready.
What are the steps?
Consultation, quote and contract, project and permit, foundation slab, steel frame, walls and roof, installations and interior work, and handover of the keys.
Do you build the foundation too?
Yes, if requested. The foundation slab is priced separately according to the size of the house and the plot.
Does bad weather delay the build?
Much less than with concrete, because most elements are made in the factory. Some outdoor work may be rescheduled on days with heavy rain or strong wind.

What sizes are available?
Standard models range from 21 m² studios to 130 m² 3+1 homes. We also design custom plans and two-storey homes.
What wall options do you offer?
Sandwich panel (most economical), Bordex & plasterboard, and YTONG aerated concrete for a more solid feel and better insulation.
Are prefab houses suitable for the Cyprus heat?
Yes, with the right insulation. Wall and roof insulation are chosen for hot Cypriot summers, and air conditioning can be planned from the start.
Do you build villas, pools and commercial buildings?
Yes. We build prefab villas and two-storey homes, swimming pools, bungalows, container homes, steel warehouses and hangars, and construction site buildings.
Warranty and Living
Is there a warranty?
Yes. We give a 2-year warranty covering structural failure, water leaks and malfunctioning electrical or plumbing installations. Materials are covered by their manufacturers’ warranties.
How long does a prefab house last?
With good materials, correct installation and regular maintenance, a prefab house can be used for decades.
Are prefab houses earthquake resistant?
Steel frames are light and ductile, which reduces earthquake forces. Each structure is calculated in a structural project for its plot and plan.
Does a prefab house need much maintenance?
Little. Periodic checks of the exterior paint, roof and window joints and metal parts are enough; in coastal areas metal parts should be checked more often.
