Prices in North Cyprus (2026)
Prices on our website are starting prices for standard models built with sandwich panels: prefab houses from £10,500 (£500/m²). Tiny houses are built with composite materials and start from £13,650 (£650/m²); capsule homes start from £14,700 (£700/m²). Upgrades such as Bordex & plasterboard or YTONG walls and parquet or ceramic flooring change the price. You can calculate your own configuration with our online price calculator. The foundation slab and the architectural project are priced separately if you need them.
How It Works
- Consultation: tell us about your plot and needs, or visit our showroom in Famagusta.
- Quote and contract: scope, price and timeline are fixed in an official contract.
- Project and permit: if you wish, we prepare the drawings and handle the municipal permit.
- Production and assembly: a maximum of 30-45 working days after project approval.
- Handover: you receive the keys to a finished, ready-to-live-in home.

Frequently Asked Questions
Can foreigners build a prefab house in North Cyprus?
Yes. If you own the land, the building permit process is the same as for local buyers: zoning check, project drawings, municipal building permit and a completion certificate. Foreign nationals acquiring property in North Cyprus go through a separate permission process; we recommend working with a local lawyer for that part.
How long does it take to build a prefab house?
Once the project is approved, KKTC Prefabrik completes the house within a maximum of 30-45 working days. The municipal approval itself is a government process, so we cannot guarantee its duration.
What is included in the price?
If the foundation slab is ready, everything up to handover of the keys is included: production, delivery, assembly, electrical and plumbing installations and interior work. The foundation slab and the architectural project are priced separately if requested.
How do I pay?
50% on signing the official contract, 30% when the foundation and exterior walls are completed, and 20% on handover. Credit card instalments are available. Prices are in British pounds (£).
Is there a warranty?
Yes. We give a 2-year warranty covering structural failure, water leaks and malfunctioning electrical or plumbing installations. Materials are covered by their manufacturers’ warranties.
Can I follow the build from abroad?
Yes. We keep you updated by phone and WhatsApp at every key stage, so you do not need to be on site. We communicate in English, Russian, Turkish, Arabic and Persian.
